For buyers moving up, moving here, or buying the house they’ve always dreamed of.
The Buying Process
In Ladue, Clayton, Huntleigh, Frontenac, University City and many other St. Louis neighborhoods, the details that shape a purchase sit outside the listing: subdivision indentures, architectural review, point-of-sale inspections, and homes that trade before they reach the market. This guide walks through how I represent buyers here, from the first conversation to the keys.
Step One
Before we tour anything, we talk through how you’ll use the house, your timeline, whether you’re selling at the same time, public and private schools, and how much renovation you’re up for. We’ll also sign a buyer representation agreement, which spells out what I do for you and how I’m paid.
Some addresses are worth waiting for.
Step Two
Two houses a block apart can sit in different cities, school districts and subdivisions, each with its own rules. I’ll show you where those lines fall before you fall for a house.

Step Three
Buyers here bring financing that fits the purchase: jumbo or portfolio loans, a private banker, bridge financing when you’re buying before you sell, or cash. I’ll introduce you to lenders who close on schedule and understand appraisals on homes with few true comparables.
Most homes in these neighborhoods need financing above the standard loan limit, $832,750 in 2026. Jumbo and portfolio lenders set their own terms on down payment, reserves and income, so it pays to talk to one early.
A bridge loan or a line of credit on your current home lets you make an offer without a sale contingency. We’ll time the purchase and the sale so you move once.
A cash offer gives the seller certainty and a faster close. Many buyers pay cash and finance afterward, which keeps the offer strong without tying up all of their capital.
Homes with few true comparables can appraise below the contract price. We’ll decide up front how much of a gap you’re prepared to cover, so the appraisal becomes a planned step in the process.
Step Four
I often know about buying opportunities before they come to market through my network and the Dielmann Sotheby’s office. I’ve represented buyers in off-market purchases throughout St. Louis, and when a house fits, you’ll hear about it first, with private showings and video walkthroughs if you’re relocating.
Step Five
Many of these houses are decades old, with original slate, plaster, chimneys and sewer lines. I bring in specialists alongside the general inspection so you know the house before you own it.
Step Six
Sellers weigh certainty and timing alongside price. I’ll shape your offer around what this seller needs, whether that’s a quick close, a rent-back, a short inspection window or a strong appraisal position, and negotiate from there.
Client Testimonial
Alyssa was so helpful and she is knowledgeable about every house in Clayton. I’ve never met an agent who knew so much about what is and will soon be available.
Step Seven
I keep the inspection, appraisal, title, survey and lender timelines moving and walk you through each decision, all the way to the final walkthrough.
Step Eight
Clients lean on me for contractors, designers, movers and the right specialist for an old-house repair long after we close.
